what an arlington residential lot allows
pick the zoning district and type in the lot. this page reads back what arlington's unified development code lets the lot hold: homes, setbacks, the footprint left inside them, height, coverage, parking and the secondary-unit rule. a screen, not a feasibility report.

what this page does not check
- planned developments, overlays and specific use permits. a pd carries its own table; an sup carries conditions. none of them are read here.
- the corner-lot front. on a corner lot the zoning administrator may set the front yard on either street to match the prevailing pattern of the block (4.1.6.e.2). this page takes the typed width as the front.
- townhouse and duplex rear access. a townhouse or duplex with rear access may drop its front yard to 15 ft, and interior townhouse side yards may be zero with 5 ft at the ends (4.1.6.g). the page uses the base table figures.
- the garage. every single-family, duplex and townhouse home needs an enclosed two-car garage of at least 390 sf (5.4.9.b.2); it sits inside the footprint shown, it is not added to it.
- multifamily design, unit sizes and open space. rmf-22 apartments carry minimum unit sizes by bedroom (5.5.2.c), design standards (5.5.4) and open space by floor area (5.10.2). the page counts units by density only.
- deed restrictions and plat notes. private, and often stricter than zoning.
- trees, floodplain, drainage, utilities, parking layout, fire access - the things that usually decide a project after zoning says yes.
- a plat. dividing a lot is a platting case under article 6. an unplatted single-family tract of five acres or more may also use the state's 2025 small-lot standards (5.5.6: 3,000 sf lots, 30 ft wide, 70% coverage, 35% open space). not modelled here.
talk to mark. this page tells you what the code says a lot can hold. whether it should, and what it costs to get there, is the conversation: get in touch and bring the address.
